Many would agree that moisture related problems are the primary causes of damage within residential structures, therefore determining the cause of a moisture source should be a typical task when conducting a moisture damage or mold assessment. It is also important in insurance related disputes as they typically revolve around the cause of loss when coverage is determined. As an assessor you are likely tasked with providing an objective opinion regarding the cause of moisture related damage or fungal growth within a structure. It is what it is” should be your motto; but what happens when it is not what is? This presentation is intended to provide a field perspective of various assessments that have occurred over a 15 year period where the actual sources were questionable in nature. A variety of topics will be discussed via case studies ranging from plumbing to roof leaks with ways to approach the assessment.
